Non-Exclusive Buyer/Lessee Authorization
I (and my related entities) hereafter “Buyer/Lessee”, hereby appoint Investment R/E Source, Inc., hereafter “Agent”, as its non-exclusive agent in connection with buying/leasing property identified through this requested search. The Agent shall be granted exclusivity only on the properties that the Agent presents to Buyer/Lessee, hereafter referred to as the “Presented Properties”. Such Presented Properties may be unlisted properties, listed by Agent, or listed by others. Agent shall work diligently under the direction of the Buyer/Lessee, and on behalf of Buyer/Lessee, and will have a fiduciary duty to Buyer/Lessee identifying and negotiating on the Presented Property Agent shall not represent the Seller of such Presented Property (i.e. “dual agency”) without giving express written notice to Buyer/Lessee.
Buyer/Lessee shall not be obligated to compensate the Agent. In all cases, The Agent’s compensation is to be derived solely from a commission paid by the Seller/Lessor of the Presented Property.
It is understood that the Buyer/Lessee will maintain confidentiality on the Presented Property, and will not disclose the Presented Property to any other parties, but will refer such parties to Agent. Buyer/Lessee will present any offers on the Presented Property through Agent, and shall only enter into an agreement on the Presented Property that expressly recognizes the Agent and identifies the compensation that the Seller/Lessor shall pay. This agreement shall be for a month-to-month term commencing as of this date and will continue on a month-to-month basis, cancelable by either party with 30 days written notice. The Buyer/Lessee acknowledges that for a period of one (1) year from the date a property is presented, Agent is and shall be the duly recognized Agent of the Buyer/Lessee in connection with any Presented Property.
